What is PropFlow?
PropFlow makes it so simple to buy a home, you don’t need a real estate agent.
Shoot, you might even save $7,500 (or more) off the purchase price…
How does it work?
PropFlow’s fluid Home Discovery interface equips users with the essential tools needed to find, visit, and place an offer on a home - activities which previously required a real estate agent.
Users now have full control of the initial home-buying process allowing a typical savings of $7,500* in broker fees.
*2010 national average Home Buyers paid to their own Buyers Agent. Individual savings may vary.
Wait, doesn't the Seller pay the brokerage commission?
This is one of the largest misconceptions in real estate. To figure out who actually pays the brokerage fees, "follow the money."
If a Home Buyer purchases a home for $100,000, 3% ($3,000) goes to the Buyer’s Agent and another 3% goes to the Listing Agent. The Seller nets $94,000. All brokers fees are paid by the Buyer.
What if there was no Buyer’s Agent? Well, the Purchase Price would now be $97,000. The Listing Agent and the Seller made the same amount, but the Buyer paid 3% less for the home.
What happens after I find a house I like?
Add it to your PropFlow 'Favorites' list, then simply click on 'Schedule a Visit' to setup a time with the Listing Agent.
By walking the property with the Listing Agent, you are assured all your questions about the property and neighborhood will be answered.
We like the house. How do we put in an offer?
The 'Make an Offer' feature on a home's detail page provides a simple way for you to tell the Listing Agent what you would consider paying for the home. This is not a binding contract, but rather, begins the negotiation process.
Not sure about that other house down the street? Submit an offer, and see what the Seller will consider.
What does it cost?
Nothing. PropFlow is free.
In fact, if you make the offer with PropFlow, you might even save 3% off the purchase price!
